Our services are structured according to the recognised architectural work stages defined by the South African architectural profession. These stages guide the development of a project from the first discussion through to occupation of the completed building.
The Architectural Work Stages
Architectural services in South Africa are typically delivered across six recognised work stages. Each stage represents a clear milestone in the development of the project.
STAGE 1 – INCEPTION
Defining the project
Understanding the client's requirements and project brief, analysing the site, zoning rights, and development constraints, establishing the project budget and timeline, and identifying required consultants.
STAGE 2 – CONCEPT & VIABILITY
Developing the architectural idea
Preparing preliminary design proposals, exploring spatial relationships and layout options, proposing materials and construction systems, considering building services and environmental strategies, and evaluating anticipated construction cost.
STAGE 3 – DESIGN DEVELOPMENT
Refining the design
Refining the architectural design and building form, developing structural and construction systems, selecting materials, finishes, and building components, and coordinating engineering and specialist consultant input.
STAGE 4 – DOCUMENTATION & PROCUREMENT
Preparing drawings and appointing the contractor
Preparing drawings and documentation for building plan submission, coordinating technical information from consultants, submitting documentation to the local authority, preparing detailed construction drawings, specifications, and managing the tender process.
STAGE 5 – CONSTRUCTION
Contract administration and site inspection
Conducting site inspections and quality reviews, issuing construction information and instructions, certifying payments to the contractor, coordinating consultants during construction, and ensuring the building complies with the design documentation.
STAGE 6 – PROJECT CLOSE-OUT
Completion and handover
Inspection of the completed works, issuing practical completion certificates, assisting with occupation certification, compiling as-built drawings and project documentation, and coordinating final completion.
Professional Fees
Architectural fees are generally calculated using one of the following methods:
a percentage of the construction cost
time-based professional fees
deliverable-based fees for specific services
Professional fee guidelines published by the South African architectural profession provide a framework for calculating fees based on project complexity and scope.
The final fee structure is agreed between the architect and client and reflects the scale and complexity of the project.
